Irving Place was in the Northwest corner of the 50 acre parcel purchased in 1874 at Fair Point for the first Assembly Grounds.

1888 Chautauqua Assembly lease: Rufus Haywood, Fredonia, NY/ 99 years from 1 September 1873/ Consideration: Assignment and surrender of former interest in Lot 182 and in the premises known as the CORRY TRACT or Corry Settlement - and the Chautauqua Assembly hereby covenants that it will not suffer any buildings to be erected on said tract or premises outside the lot lines of Lots 177 to 182, inclusive.
Judging by Tax Assessors' valuations, it appears that Rufus Haywood used the tent platform or modest cottage left by the earlier tenant - because the valuation remained at $200 through the year 1890. By 1892 it had jumped to $1300 (highest in the neighborhood) indicating the building of a substantial cottage about 1891 or 1892.
1892 Chautauqua Assembly lease: H.L. Joy, Albion, NY and Mrs. E.M. Mandell, Titusville, PA/ The valuations continued to rise but at a slow pace reaching $1500 in 1900 and holding at that figure through 1907.
1907 Chautauqua Institution lease: Mrs. Mary J. Davis, Chautauqua, NY/ Mrs. Davis must have made a big change because the valuation went to $2500 immediately/ (Davis now named Irving Place)
