Property Record of 21 Peck Avenue - Lot 518 only - 1878 Chautauqua Lake Sunday School Assembly lease: Miss Eliza Jane Dunn, Girard, PA/ 99 years from 23 August 1878/ Term rent $150.00 Note: Judging by the Tax Assessors' valuations, Eliza Dunn built a cottage about 1897, nineteen years after leasing the lot/ The valuation for the vacant lot rose slightly from $120 to $150 in four years and remained at that figure until 1896/ She may have had a tent platform on it, but between 1896 and 1900 the valuation figures became $250, $450 and $700, clearly indicating building of the cottage/ The $700 held for a decade 1928 Chautauqua Institution lease: Mrs. Emily L. Perry, Chautauqua, NY 1962 Chautauqua Institution deed: Emily L. Perry, Cocoa, Fl/ In lieu of the 1928 lease to her/ 715/49 1965 Estate: Emily L. Perry died testate/ Son-in-law, William M. West, Executor/ Cottage left to daughter, Rose T. West and William M. West (W&H)/ Case #21784 1973: March 14, 1973 Ernest R. & Carolyn C. Walker (H&W) purchased from William M. West and Rose T. West, (H&W) as tenants by the entirety, for a consideration of $22,500.00. [Carolyn C. Walker Died of Cancer on February 22, 1994.] 1995: December 28,1995 Walker Children's names, Mary Walker Ugoletti and Philip Ernest Walker, added to deed recorded on December 29, 1995 in DBV 2342 at Page 198, in Chautauqua County Court House. Property was gifted beginning in December of 1995 in the amount of $10,000.00 each to Mary Walker Ugo1etti and Philip Ernest Walker each year until 2002 at which time $11,000.00 was gifted each year up to and including 2005. In addition, in 2005 $11,000.00 was gifted to spouses, Vincent A. Ugoletti, spouse of Mary Walker Ugoletti and Emily McCreedie Walker, spouse of Philip Ernest Walker. Current assessment is $426,200.00, and a total value of $394,000.00 has been transferred to children and their spouses with Ernest R. Walker retaining ownership of $32,200.00. Ernest R. Walker remains managing partner under an Agreement dated December 27, 1995 entered into between Ernest R. Walker and Mary Walker Ugoletti of Blairsville, Pennsylvania and Philip Ernest Walker of Ithaca, New York. The Ernest R. and Carolyn C. Walker Family Trust was created on May 23, 2009 by all of the owners, the purpose of which is to perpetuate ownership of the Walker Family Cottage for use by their children in order that their heirs can enjoy the benefits of the Chautauqua experience, and the religious, educational and recreational opportunities that are provided at the Chautauqua Institution.
